Your first four steps towards owning a holiday home

If you decide you want to join us and our owners' community, you'll have a choice of pitch locations around our park to suit you.

Whether you prefer a quieter life or a bit of buzz, we've got something for everyone.

2Understand the costs

We have something to suit every taste and budget. The deposit is 10% of the holiday home value and you'll need to factor in your site fees too.

We can help you decide what is the best for you and can even help with finance.

3Choose a holiday home

If you like what you see and want to start your dream lifestyle, pay a deposit to secure your place in our park family.

As soon as the holiday home becomes available, we will be in touch with that important date to collect your keys.

4Book a visit

Before you buy a caravan at Haven, you can book a free park visit so you can get a feel for what life as an owner might be like.

Of course there's no obligation to buy anything at all, but if you do decide to go for it, we'll give you a 30-day money-back guarantee with any model.

Understand the costs

Owning a holiday home involves three main costs to consider - the cost of the holiday home itself, annual site fees for your chosen pitch and park plus annual running costs such as electricity, water, insurance and rates.

Cost of holiday home

The holiday home price you see on the website covers the cost of the holiday itself and essential add-ons such as siting, connection and safety & security essentials. It’s the cash price and excludes site fees and running costs. 

A finance option is available, where a deposit of 10% of the value of the holiday home is required up-front and then regular monthly payments are made to your chosen finance provider. 

Optional accessories are also available to buy, depending on your choice of holiday home and pitch. Our Owners love to go all-out on the decking and often treat themselves to a wraparound deck to enjoy the views and relax on.

Your annual site fees

Site fees vary by park and pitch location and are subject to pitch availability and suitability for your chosen caravan. Holiday home owners will need to pay their site fees in advance of the season starting on 1 March. Our site fees start from £4,047. The price you pay includes the cost of keeping your holiday home at the park for the whole year. Site fees vary based on pitch location at the park. Your site fees cover the right to site your holiday home on our park. They include maintenance and security, grass cutting, landscaping and general park upkeep, plus use of all park facilities.

Your annual running costs

As well as the cost of the holiday home, you will also need to pay for your running costs at the time of purchase, and choose the best payment method to cover your site fees. Annual running costs include site fees, rates, water, gas, electricity and insurance. These change from year to year, but we've used our experience to come up with estimates so you can get an idea.


Holiday home cash price includes siting, connections and standard accessories. Price excludes 2023 site fees, running costs and add-ons requested at point of sale. Subject to availability. Park cannot be used as a permanent residence. Perhaps you need a super comfortable bed for a good night's sleep, plus extra storage for the kids' toys? Or maybe an extra bathroom or toilet, so there are no queues when the whole family are visiting? Whether you're looking for comfort, luxury, indulgence or something a bit different, you'll find it in our handpicked range.

30-Day Lifestyle Money Back Guarantee

The last thing we want is for you to sign up something that isn't right for you. If you decide that the Haven lifestyle is not what you were expecting, we offer a 30-Day Lifestyle Money Back Guarantee. In other words, for 30 days after buying your holiday home, you're entitled to hand back the key and walk away, and we'll return the money. This Guarantee is available to all new customers purchasing a new or used holiday home, but not available to existing owners or those wishing to part exchange their holiday home. Activating this Guarantee shall mean that the new owner cannot purchase another holiday home at any Haven park within 12 months of the cancellation date. (Terms and Conditions apply - read below).

If a new owner decides that the Haven lifestyle is not what they expected, they have 30 days from the date of holiday home handover (as stated on the holiday home handover form)in which to request cancellation of the sale. 

Activating this Guarantee shall mean that the new owner cannot purchase another holiday home at any Haven Park within 12-months of the cancellation date.

Cancellation requests must be made in writing (in person, by post or e-mail) to the General Manager of their park.  Requests received after the 30-day period will not be accepted.

If delivered in person or via e-mail, the date of cancellation will be the date the request is received by the General Manager or their representative if they’re out of office. 

If the request is posted, it must be addressed to the General Manager, sent via the Royal Mail special delivery guaranteed postal service and owners must retain proof of postage.  The cancellation date will be the first working day following date of posting and the request must be received within the 30-day cancellation period. 

Bourne Leisure (t/a  Haven) accepts no liability for any losses incurred by the holiday home owner where the relevant park General Manager fails to receive the written request for cancellation. 

The owner will be advised when the holiday home keys must be returned to the General Manager.  The holiday home must be handed back in the same condition it was purchased.  All add-ons, accessories & additional extras supplied at the time of purchase must remain with the holiday home.

The owner will be refunded all monies paid to the park less costs incurred for siting and connection.  We reserve the right to deduct further sums from the refund payment where damage or breakages have been caused to the holiday home or park.

New owners that have a finance agreement with one of our panel of lenders, are responsible for cancelling this with them.  We shall not withhold any confirmation requested by our lenders where the owner has complied with the terms of this 30-day Lifestyle Money Back Guarantee.

Our park opening dates vary depending on whether you are a holiday maker or own your own holiday home on our parks.

You may occupy your holiday home for up to 60 consecutive days at a time, however, we are unable to accept mail which has been addressed to you at the park.

Please remember your holiday home cannot be used as your primary residence and proof of residence will be required when you purchase.

Buying a holiday home is really a lifestyle choice. By letting with us, you can help to offset the cost of ownership.

However, because resale values will reduce over time, buying a holiday home should not be seen as an investment for the purposes of yielding an income.

We have a 24 hour on-park security team who regularly patrol the park to ensure our owners and guests feel safe.

They will also refuse entry to anyone without a valid pass. Plus, we offer a Park Security Alarm system to protect your holiday home and help put your mind at ease.
