Our static caravan site fees cover all park maintenance, landscaping, security and use of park facilities. We're always really up-front about all ongoing running costs right from the start, that way you'll know exactly where you stand before you sign on the dotted line.

Annual site fees
When you buy with us, you’ll be the proud owner of the holiday home itself, but not the land. Your annual fees cover your right to occupy a pitch, as long as you stick to our park rules.
Site fees vary by park and pitch location and are subject to pitch availability and suitability for your chosen caravan. They're payable before the start of every season in March and if you join us from June, the fee will be reduced based on the amount of the season left.
We're fair and always do the right thing by our amazing owners – such as crediting their site fees during the past lockdown period when they were unable to use their holiday homes.

Offset site fees by letting your holiday home

Running costs
As well as your site fees, you'll need to consider annual running costs on top of the cost of your holiday home. These include heating and lighting your holiday home, insurance, water and non-domestic business rates. These change from year to year and obviously some are dependent on how much you use your holiday home, but these should hopefully give you a clear guide as to what to expect.

Ownership: site fees
The cost of site fees is dependant on the park and pitch location you choose and start from £4,645 per year.
Site fees cover all of the important things that keep your dream park ship-shape. This includes on-site security, park maintenance, landscaping, rubbish collection and mowing the lawns.
They also cover help from our wonderful park teams.

Can letting cover the cost of site fees?
Any money that you earn through letting you can put towards your annual running costs.
The amount you earn will depend on your grade of accommodation, date, duration and holiday park.
Because of this, each park has a letting guide you'll be given when you pop in for a park visit which includes lots of information and FAQs to help you understand letting with us.
Can I pay site fees in instalments?
Site fees are an annual cost paid in full in prior to the season they are for.
However, if you're a new customer or part exchanging you may be able to let your holiday home with Haven Letting and sign up to our Let2offset product where you can use your letting income to offset your site fees. With Let2offset, your site fees are split in equal monthly payments. Terms apply.
Do I need a TV licence for my static caravan?
You'll need to buy a TV Licence for your caravan if anyone, at the same time, is watching or recording live TV on any channel or watching or downloading BBC programmes on BBC iPlayer at your main licensed address (your home address).
Do I have to pay council tax on a static caravan?
As the holiday home isn't being used as your sole dwelling (this is known as a residential holiday home), you won't be liable to pay council tax on it.

Ownership: additional costs to consider
When you’re planning to buy a holiday home, there are a few extra costs to be considered such as annual site fees, non-domestic rates, water, gas, electricity, safety tests, insurance and alarm maintenance.
These start from £5,627 and can change from year to year.
It’s also worth keeping in mind any extras you might fancy such as getting your holiday home prepared for winter.
What are the non business rates I need to pay?
These are costs charged by the local council to contribute to the cost of running local services. The charge is based on the average holiday home rateable value notified to us by the Valuation Office Agency. Rates are invoiced to owners in November for the following calendar year.
What are water charges?
Water charges cover your water use including water you use from the tap and the water you use that goes back into the system as waste to be treated Water charges are invoiced in November for the following calendar year.
Prices vary by park but in 2024 these were between £330–£600 per year.
What insurance do I need?
All holiday homes must be insured. You will need to be covered for:
- Loss or damage to the structure of your caravan (including any veranda, fixed storage units where the specification has been agreed by local park management, built-in equipment, fixtures, fittings, furnishings and utensils supplied with the caravan at the time of purchase)
- Loss of any rent due to you if your caravan can’t be lived in following insured damage – up to £400 per week (£1,200 overall)
- Accidental damage to fixed glass and sanitary fittings
- Replacement of external door locks if keys are lost or stolen – up to £250
- Public liability up to £5,000,000 if you’re held legally liable (as the owner or occupier) for injury to a third party or damage to their property
- Accidental damage to any service cables and underground pipes that you are legally responsible for

- Contents cover – loss or damage to your contents
Our Bourne Leisure Caravan and Lodges arranged insurance provided by Aviva offers reassurance and cover for various scenarios. For full details, speak to the Holiday Home Advisors at your chosen holiday park.
You can also arrange your own insurance.
Does my holiday home need safety tests?
Yes, it is important to have gas and electrical safety tests carried out on your holiday home to check that your appliances are working correctly to ensure that you are not putting yourself and your family at risk.
The following safety checks are required to let your holiday home:
• A gas safety test. An annual gas safety certificate is required for your holiday home to ensure the safety of your gas appliances, your gas supply and to ensure that you have suitable ventilation
• A valid electrical safety certificate for your holiday home issued by an NIC/EIC, ECA or NAPIT registered electrician is required every three years
• A Portable Appliance Test (PAT) certificate for all electrical appliances is required annually
If any parts are required, these will be charged accordingly.
All these tests can be carried out by our qualified park team members. For your guidance, the total cost for the park team to do a a gas central heating test and service, an electric test and a PAT test was £163. These costs are based on auto-renew prices in 2024.
